A parge is a thin protective coat of cement mortar applied directly to the surface of masonry, concrete, or earth-faced walls, most commonly on below-grade foundation and basement walls. It serves as a weather and moisture barrier, sealing the porous substrate and preventing water infiltration into the structure. The coat typically ranges from 3/8 inch to 1/2 inch thick and bonds mechanically to the substrate rather than through adhesive properties alone.

On foundation walls, parge is applied to the exterior face where soil contacts the masonry or concrete. Water migrating through the soil can exploit small cracks, voids, and the natural porosity of concrete blocks or brick; a parge coat presents a continuous, denser barrier. Below-grade applications often extend from the footer to grade level or slightly above, with the top edge typically beveled or sealed. Interior basement walls are also parged to block rising moisture and improve appearance.

The mortar mix for parging differs from structural mortar. It typically uses a 1:2 or 1:3 ratio of portland cement to sand, sometimes with an acrylic or latex modifier to improve adhesion and flexibility. Higher cement content creates a harder, more water-resistant surface than standard laying mortar. Some mixes include integral waterproofing agents or bonding admixtures to increase grip on the substrate.

Application and failure modes

Substrate preparation is critical: the surface must be damp, clean, and free of loose material, but not wet enough to reduce bond. The parge is typically applied in two coats for walls below grade, with each coat roughed to improve mechanical interlock. Poor preparation, inadequate dampening, or application in freezing conditions leads to delamination and spalling. Shrinkage cracks often develop if the mortar cures too rapidly in direct sun or wind.

Parging differs from waterproofing membranes or dampproofing coatings in that it relies on density and continuity rather than elasticity. It is cheaper than membrane systems but less forgiving of settlement cracks or structural movement. Over time, hairline cracks can form and allow water migration, particularly at transitions or where the parging meets dissimilar materials. Maintenance involves patching cracks promptly and resealing compromised areas before water damage penetrates the structure.
