An air drain is a void or open space deliberately left at the bottom of a foundation wall, typically between the concrete footing and the start of the superstructure. Its job is simple: to prevent water, mud, and frost-damaged soil from pressing directly against the foundation face and wicking moisture upward into the wall above. Without it, capillary action draws groundwater and soil moisture into masonry or concrete, causing efflorescence, spalling, freeze-thaw damage, and rot in sill plates and framing.

The space is usually 6 to 12 inches tall, created by setting the foundation wall back slightly from the outer edge of the footing, or by leaving a deliberate gap when the wall is cast. In masonry construction, this is often achieved by building the first few courses on a setback footing, or by laying a course of rubble or brick cavity at grade. In concrete work, the void may be formed with temporary blocking during the pour, then left open, or occasionally backfilled with clean gravel for minimal support while preserving drainage.

The principle works in two ways. First, the gap breaks the capillary path along which liquid water would climb. Second, air circulation in the void helps evaporate any moisture that does enter, keeping the base of the wall drier than it would be if the wall sat flush on grade. On sloped or well-drained sites this matters less; in low-lying areas, near downspout discharge zones, or in clay soils with poor drainage, it becomes essential to foundation longevity.

The term "air drain" is somewhat archaic; modern building codes and practice often use language like "foundation clearance," "dampproof course," or simply specify a minimum clearance between finish grade and the first course of wall material. Historic masonry buildings, particularly those built before modern damp-proof membranes became standard, relied heavily on air drains as the primary defense against rising damp. Some older buildings still show the telltale horizontal band of darkened or deteriorated brick and mortar where an inadequate air drain allowed moisture to concentrate.

Air drains are distinct from, but often work alongside, proper grading, foundation drains, and sump systems. A well-maintained air drain does not replace site drainage or a perimeter drain system, but it does reduce the severity of moisture problems when those systems are marginal. In renovation work, widening an air drain by lowering finish grade around the building, or installing a surface shield and French drain at the foundation perimeter, is a common strategy to arrest rising damp in older structures without major excavation.
