According to ASTM standard E 1918-97, a roof whose uppermost part is installed at a slope of 2/12 or 1:6 (9.5 degrees) or less.

Low-slope roof: nearly flat roofing up to 2:12 pitch

A low-slope roof is one pitched at 2 inches of rise per 12 inches of run (2:12) or shallower, equating to roughly 9.5 degrees or less from horizontal. This contrasts sharply with steep-slope roofs (anything steeper than 2:12), which shed water quickly by gravity alone. Low-slope roofs dominate commercial and industrial construction: warehouses, office parks, shopping centers, and manufacturing facilities commonly feature them because they maximize usable floor area and simplify mechanical system placement on the roof deck.

The defining challenge of low-slope roofing is water management. Water does not run off as readily as it does on steep roofs, so drainage must be deliberate. Built-in gutters, scuppers, and internal drains are critical; ponding (standing water) will occur if the substrate is truly flat or if drains are undersized or clogged. Membrane materials dominate low-slope work: single-ply membranes (EPDM, PVC, TPO), built-up roofs (BUR) with bitumen and felt layers, and modified bitumen sheets are standard. Metal roofs with seamed or standing-seam details also perform well on low slopes when properly detailed.

Installation and common failure modes

Low-slope roofs must be installed with strict attention to slope creation and drainage. Structural decks are often concrete or steel, crowned or sloped slightly using tapered insulation or concrete taper. Seams in membranes are sealed with adhesive, welding (hot-air or chemical), or mechanical fasteners depending on material. Penetrations for HVAC, roof curbs, and plumbing are sources of chronic leaks if flashing is not detailed and maintained carefully. Membrane punctures, seam failures, and clogged drains account for most premature failures.

The term 'low-slope' exists precisely because the roofing industry needed a threshold below which gravity drainage becomes unreliable and different materials and methods are required. The 2:12 cutoff is established in ASTM E1918-97 and widely adopted by building codes and manufacturers. Above 2:12, asphalt or fiberglass shingles can perform adequately; below it, they fail because water backs up under the shingles and migrates into the structure. Tile and slate can work on moderate low-slopes but are heavy and expensive.

Maintenance of low-slope roofs is more demanding than steep-slope roofs. Regular inspection and cleaning of drains, removal of debris and standing water, membrane repair of small damages, and recoating of aging BUR and modified bitumen systems extend roof life substantially. A well-maintained low-slope membrane can last 20 to 40 years depending on material and climate exposure; neglected roofs often fail in 10 to 15 years. In cold climates, ice damming and thermal cycling stress membranes; in hot climates, UV degradation and expansion stress seams.
