Ponding is the pooling of water on a flat or low-slope roof that persists for two or more days after rain stops. The standing water sits in depressions or low spots where the roof membrane fails to slope adequately toward drains or gutters. On a properly pitched roof, water should run off within hours of precipitation; when it doesn't, you have a problem that demands attention.
Ponding occurs most often on commercial flat roofs and low-slope roofs under 3 inches per 12 inches of rise. The causes are structural: sagging deck, settling of the building frame, inadequate slope designed into the roof, or obstructed drains and gutters. A roof that was built correctly can develop ponding over time as the structure shifts slightly or settlement occurs unevenly across the deck. Wind damage, mechanical equipment weight, or accumulated debris can all create the low spots where water collects.
Standing water on a roof membrane is corrosive and destructive. It adds dead load to the structure, increases stress on the roof assembly, and penetrates seams and weak points in the membrane. Ponded water accelerates degradation of the waterproofing, shortening the service life of the roof by years. It also becomes a breeding ground for algae and mold, and in cold climates ice dams form in these areas, creating additional weight and forcing water under flashings.
Detection of ponding is straightforward: walk the roof after rain and look for obvious pools or wet spots that haven't dried. Some roof coatings darken when wet, making ponded areas highly visible. More subtle ponding may only show as discoloration or staining on the membrane. Moisture meters can confirm suspect areas, and thermal imaging sometimes reveals ponded regions by the temperature differential between wet and dry zones.
Solutions range from improving drainage (cleaning gutters, clearing blocked outlets, adding new drains) to mechanical intervention (installing tapered insulation to increase slope, adding fill material, or jacking up the structure). Minor ponding of an inch or less that dries within a few days is often tolerable; chronic ponding of several inches requires remedial work. The cost of prevention through proper initial slope and drainage design is always far lower than repairing or replacing a roof damaged by years of standing water.
