subfloor: the structural base layer under your floor finish

A subfloor is the structural layer installed directly over floor joists or concrete slabs. It carries the weight of people, furniture, and fixtures, then transfers that load down to the building's frame. In wood frame construction, subfloors are typically 3/4 inch or 5/8 inch plywood or oriented strand board (OSB), laid perpendicular to the joists and fastened with nails or screws spaced 8 inches apart at the edges and 12 inches in the field. In concrete slab construction, the subfloor may be a thin concrete topping, epoxy coating, or moisture barrier applied directly to the slab. Either way, the subfloor sits underneath your finished flooring material, whether that is hardwood, tile, carpet, or vinyl.

Subfloor performance depends heavily on proper moisture control. In wood-frame homes, ventilation under the floor and moisture barriers between the subfloor and the slab prevent wood rot and mold. Over-wet subfloors will swell, buckle, and squeak, and can cause wood rot and fastener corrosion. Concrete slabs must cure fully and be sealed before any wood subfloor or resilient material is installed over them. Many floor failures trace back to moisture trapped in or under the subfloor rather than defects in the finish layer.

Fastening, deflection, and noise

Subfloor fastening strategy matters as much as the material itself. Screws hold better than nails under cycling loads and humidity changes, and reduce squeaking by resisting the small movements that cause nails to back out. The spacing of fasteners, the depth of penetration into the joist, and the span of the joist all affect how much the subfloor will deflect under a point load. A subfloor with inadequate fastening or undersized joists will feel soft or bouncy underfoot and can crack finish materials above it.

Noise transmission through the subfloor matters in multi-unit buildings. A stiffer, thicker subfloor, coupled with resilient underlayment or acoustic mats, will reduce the transfer of impact noise from footsteps down to the ceiling of the unit below. The subfloor itself acts as a diaphragm; if it flexes excessively, it will radiate sound as it moves.

The term subfloor distinguishes this structural layer from the finish floor, which is the visible surface. In trade parlance, subfloor work occurs early in construction, while finish flooring is installed near the end. A general contractor will install and inspect subfloors well before the flooring specialist arrives, yet any settlement, moisture, or poor fastening in the subfloor will show up as problems in the finish floor months or years later.
