WFR: how much exterior wall you're actually building

Wall-to-floor ratio is the total length of exterior wall divided by the total floor area it encloses, expressed as linear meters (or feet) of wall per square meter (or square foot) of floor. A simple rectangle has a low WFR; a sprawling, irregularly shaped footprint has a high one. This matters because exterior walls are expensive: they need insulation, weatherproofing, windows, and cladding. A building with a high WFR wastes money on perimeter.

Contractors and developers use WFR to benchmark design efficiency. A compact office tower might achieve 0.25 m/m² while a sprawling warehouse complex could hit 0.40 m/m² or higher. The ratio changes dramatically with building shape: a square footprint beats a long, thin one; a cross-shaped plan sprawls more than a simple rectangle. For residential projects, WFR often correlates with unit cost per square meter, making it a quick check on whether a design is economically realistic before detailed estimating begins.

Where WFR actually matters in practice

During the schematic design phase, architects and cost estimators use WFR to flag inefficient layouts before hundreds of hours go into detailed drawings. A client asking for a certain square footage in a constrained or irregular site might end up with a disproportionately high WFR, signaling that construction and operating costs will be steep. When refurbishing heritage buildings or working around existing site constraints, a high WFR is often unavoidable; the metric then helps explain cost premiums to stakeholders.

The ratio is blunt but useful. It ignores fenestration, material choices, and storey height, so a building with lots of glazing will have inflated thermal loads that WFR alone won't predict. It also says nothing about interior partitioning or structural complexity. Nonetheless, it remains a reliable early-stage sanity check: if your WFR is far outside the typical range for your building type and climate zone, your design is either unusually clever or inefficient.
