Whitewash is efflorescence, a white crystalline crust that forms on the face of new masonry, especially clay bricks and mortar joints. It occurs when water-soluble salts present in the materials migrate to the surface as moisture evaporates, leaving behind deposits of calcium carbonate, sodium sulfate, potassium carbonate, or similar compounds. The salts come from the raw materials themselves, the firing process, or the mortar used during construction. The term is archaic in modern technical literature, which now uses the chemistry-based word efflorescence, but it remains in use among bricklayers and site supervisors.
Whitewash typically appears within the first few months after brickwork is exposed to weathering. It is most pronounced when rain is followed by warm, dry periods that accelerate evaporation. The crust can range from a thin haze to a thick, powdery layer that obscures the brick color. It is purely a cosmetic defect; it does not compromise the structural integrity or durability of the masonry. However, it is highly visible on dark-colored bricks or high-quality facing brickwork where appearance matters commercially.
Several variables influence severity. Bricks made from clay with high salt content are more susceptible. Mortar mixes with high cement content, which contains soluble alkalis, can trigger whitewash in surrounding bricks. Excessive water exposure during construction or heavy rainfall in the months following completion accelerates the phenomenon. Poor site drainage that keeps masonry wet for prolonged periods compounds the problem. European and North American manufacturers now select and treat clays to minimize salt content, and many use low-soluble-salt cements and additives to reduce the risk.
Management and removal
Whitewash is often self-limiting; salts exhaust themselves over time and further crystallization ceases after 12 to 18 months. Light crusts frequently weather away naturally. For aesthetically critical work, professional cleaning with dilute acid wash (typically dilute hydrochloric acid) or specialized efflorescence removers can strip the deposits, though this must be done carefully to avoid damage to mortar joints or the brick face. Preventive measures include keeping new masonry protected from rain during construction, ensuring good site drainage, and specifying low-soluble-salt materials for high-visibility work.
The old term whitewash is still heard because it is direct and visual: the brickwork looks whitewashed, as if painted with lime. It distinguishes the phenomenon from other forms of discoloration and is understood immediately on site. Specification documents may still reference it, particularly in older contracts or regional practice, even though technical standards now require use of the term efflorescence.
