A house frame constructed entirely of small timber. It uses long continuous framing members (wall studs) that run from the sill plate to the top plate, with intermediate floor structures let into and nailed to them.

A balloon frame is a wooden structural system where vertical studs, typically 2x4 lumber, run continuously from the sill plate at ground level all the way up to the roof plate, spanning multiple stories without breaking at intermediate floor levels. Floor joists and beams are simply nailed into the sides of these long studs rather than sitting on a ledger or beam. This approach contrasts sharply with platform framing, where each story is built as a complete unit before the next begins.
The system emerged in North America around the 1830s when saw mills began producing cheap, dimensionally consistent lumber in standard sizes. It became the dominant residential building method until the early 20th century, particularly in areas with good timber access. The name reflects the impression of the frame itself: a skeletal cage so open and seemingly insubstantial that it resembles a hot air balloon's framework.
Balloon framing requires longer materials, studs of 20, 24, or even 30 feet for two-story houses, and depends on careful nailing patterns to transfer loads. A typical two-story balloon-frame house might use 2x4 studs spaced 16 inches on center, with the floor joist assembly for the second story let into notches cut into the inside face of each stud. Blocking between studs at each floor level was often omitted in early work, creating unintended fire paths that run the full height of the wall.
Why it fell from favour
The primary disadvantage is fire behavior. A single breach in the wall surface can allow fire to race up between studs and across the entire floor assembly in minutes, bypassing the fireblocks that building codes now require. Most jurisdictions introduced code restrictions on balloon framing in the mid-20th century, and it is rarely used for new residential construction today. Longer studs also cost more and require steady access to old-growth timber, a constraint that no longer exists.
Balloon-framed structures built between 1880 and 1920 remain common in older neighborhoods. Carpenters working on renovation or structural repair of these buildings must understand how loads transfer through the continuous studs and be alert to the fire safety problems inherent in their design. Settling and lumber shrinkage over decades can cause significant plumbing and drywall cracking, particularly where pipes or wires run vertically through the walls.
