Modified bitumen is bituminous material, typically asphalt, whose properties have been altered by mixing in synthetic polymers before it is applied to reinforcing mats or fabrics to create roofing and waterproofing membranes. The polymers, most commonly styrene-butadiene-styrene (SBS) or atactic polypropylene (APP), transform the bitumen from a brittle, temperature-sensitive substance into a flexible, durable composite sheet. These materials are manufactured in factories as roll goods, typically 1 to 1.5 meters wide and up to 20 meters long, ready for installation on buildings.
The reinforcement layer gives the membrane its structural strength and dimensional stability. Polyester, fibreglass, or aramid mats provide tensile strength, while films of polypropylene or polyethylene prevent the bitumen from running or sagging during installation and hot weather. Some sheets are surfaced with mineral granules like slate or ceramic chips, which protect the bitumen from ultraviolet degradation and improve fire rating. Others are covered with a release film or foil that is peeled away during installation.
Installation and Performance
Modified bitumen sheets are typically adhered to roof decks using heat (torch application), self-adhesive backing, or hot-melt adhesives applied in the factory. Overlapping seams are then heat-welded or pressure-sealed to form a continuous waterproof layer. The SBS-modified varieties offer greater flexibility at low temperatures and better recovery from impact, while APP-modified sheets tolerate higher temperatures and chemical exposure better. On a typical commercial flat roof, modified bitumen membranes last 15 to 20 years when properly installed and maintained.
Common failure modes include seam separation if welds are incomplete, granule loss and substrate tracking where the membrane deteriorates prematurely, and splitting along stress points where the underlying structure moves or flexes excessively. The material is also vulnerable to puncture and abrasion during installation and foot traffic, which is why walk pads are often specified over high-traffic zones.
The term modified distinguishes these sheets from older built-up roofing, which consists of alternating layers of asphalt and felt installed on site using bitumen mopped hot from kettles. Modified bitumen emerged in the 1980s and 1990s as a faster, more consistent alternative. It sits between traditional built-up roofing and single-ply membranes like PVC and TPO in terms of cost, ease of repair, and longevity, and remains the standard choice for many retrofit and new commercial projects, particularly in temperate climates.
