A moisture scan is a non-destructive inspection that measures water content inside walls, floors, roofs, and other building assemblies using a handheld meter. The technician places the device against the surface, and it reads moisture levels in the material beneath without cutting into it. This is essential because moisture trapped inside structures causes rot, mold, structural failure, and expensive remediation. Scans are performed during construction quality checks, before closing walls, after water events, and during pre-purchase inspections.

Three technologies dominate the market. Capacitance meters measure electrical capacitance, which increases with moisture; they work well on wood and drywall but struggle through paint and coatings, and give relative rather than absolute readings. Infrared thermography detects temperature differences caused by evaporating moisture; it shows wet zones as cooler areas but cannot measure depth or severity precisely. Resistance-based meters (sometimes called pin-type) use two small electrodes driven into the surface to measure conductivity between them; they provide numeric moisture content percentages and are widely used for wood inspection, but require repeated punctures.

Pin meters typically read wood moisture from 5% to 30%, with 19% to 25% flagged as concerning in most building codes. Moisture readings above 16% in structural wood indicate risk of fungal growth. Concrete, gypsum, and insulation require different calibration scales. A typical construction site survey involves scanning multiple depths and locations across suspect areas, mapping wet zones, and identifying the moisture source: plumbing leaks, exterior water intrusion, condensation, or construction-phase drying failure.

Practical limits and misuse

Moisture scans are screening tools, not diagnostic instruments. A high reading tells you water is present but not always where it came from or how long it has been there. Capacitance readings vary with wood species, density, temperature, and salt content, making interpretation unreliable without experience. Dense materials like tile, concrete, and certain insulations are difficult to read accurately. Technicians often combine scanning with visual inspection, thermal imaging, and selective destructive sampling to confirm conditions before remediation begins.

Misuse is common: relying on a single scan location, failing to allow moisture to equilibrate after wet events, using the wrong meter type for the material, or not understanding that readings reflect only the surface zone. A pin meter in wood reads typically 0.75 inches deep; capacitance meters may reach 1.5 to 2 inches. Deep moisture behind sheathing or in the core of thick assemblies can be missed entirely. Results must be compared against baseline or reference readings from known-dry areas to be meaningful.
