PMR: inverted roof that keeps the membrane safe from sun
A protected membrane roof, or PMR, is a flat roof assembly built in reverse order compared to conventional construction. Instead of placing insulation above the structural deck with a membrane on top, a PMR puts the waterproofing membrane directly on the deck, then stacks insulation and ballast above it. This arrangement shields the membrane from ultraviolet radiation, temperature swings, and foot traffic, which are the primary causes of early failure in exposed membranes.
The membrane in a PMR is typically a bituminous sheet or single-ply synthetic material like EPDM, PVC, or TPO, installed directly to the roof deck with adhesive or mechanical fasteners. Above it sits rigid insulation, usually expanded polystyrene (EPS), extruded polystyrene (XPS), or polyisocyanurate boards, typically 2 to 6 inches thick depending on climate and building code requirements. On top of the insulation lies a protective layer and ballast. In some designs, a filter fabric or porous board separates insulation from gravel ballast to allow drainage. In others, pavers or a loose ballast system sits directly on the insulation.
Why protection matters in flat roof design
Membrane failure is accelerated by ultraviolet exposure, which breaks down bitumen and polymers over time, and by thermal cycling, which causes the membrane to expand and contract. In a conventional roof, membrane life typically spans 15 to 20 years. A PMR can extend service life to 30 to 40 years or more because the membrane remains cool, stable, and shaded. The insulation itself also lasts longer when protected from UV and weather.
PMRs do introduce design constraints. Drainage must be carefully planned, as water cannot easily drain through the insulation layer. The assembly requires effective edge details and sump areas to prevent standing water. Maintenance and repairs are also more involved: accessing the membrane means removing and replacing ballast and insulation. Some facilities adopt a hybrid approach, using a PMR in high-traffic areas and a conventional single-ply membrane elsewhere to balance cost and durability.
The term protected membrane roof is sometimes called an inverted roof, though inverted roof can also refer to related systems used in green roofs or thermal mass applications. PMR has become standard in cold climates and in applications where membrane replacement is costly or disruptive, such as hospitals, shopping centers, and industrial plants with roof-mounted equipment.
