Torching down is the process of heating rolls of modified bitumen roofing material with an open flame, usually from a propane torch, until the underside becomes tacky enough to bond to the substrate below. The torch melts the bitumen coating on the sheet's bottom edge and a strip across its width, creating an adhesive seal as the sheet is unrolled and pressed into place. This technique is standard on low-slope commercial roofs where a continuous, weather-tight membrane is essential.
Modified bitumen comes in several grades, typically between 70 and 120 mils thick, with either a smooth surface, mineral granules, or a foil-faced top. The material must reach roughly 300 to 400 degrees Fahrenheit at the bitumen layer for proper flow and bonding; too little heat leaves voids and poor adhesion, while excessive heat can blister the membrane or ignite the top surface. Roofers work systematically, rolling out 3-foot-wide sheets in overlapping courses, torching as they progress to ensure continuous coverage without gaps.
The technique demands specific conditions and skills. Wind speed above 10 miles per hour can deflect the flame unpredictably and cool the bitumen too quickly. Application occurs in dry conditions only; moisture on the deck prevents bonding. Roofers must maintain consistent flame intensity and torch angle, typically 45 degrees to the surface, while moving at a pace that achieves proper melt without overheating. A failed torch-down job shows up as raised blisters, wrinkled sheets, or delamination where the membrane separates from the deck.
Torch down work carries inherent fire risk. The open flame can ignite the top felt, dust, or nearby combustibles if the roofer loses control or misjudges distance. Most jurisdictions require fire watch personnel and hot work permits for torch-down operations. The method also generates fumes, particularly if the bitumen overheats or if underlayment materials decompose. Proper ventilation and respiratory protection are standard on job sites.
Torch-down has largely given way to cold-applied adhesives and self-adhering membranes in new construction, but remains common in repair and reroofing work because it bonds securely to aged surfaces and requires no primer or solvent cleanup. Its simplicity, speed (a trained crew covers 2,000 to 3,000 square feet per day), and proven durability in harsh climates keep it in regular use on utility buildings, warehouses, and renovation projects where cost and performance matter more than zero-flame safety.
