SOP: the baseline mark that locks a building in place

A setting-out point is a fixed physical mark or reference on site that surveyors and builders use as the origin for all subsequent measurements and positioning. It serves as the anchor from which levels, alignments, and distances are calculated for every structural element on a project. Without an established SOP, there is no reliable way to ensure that foundations, walls, and components sit where they are supposed to.

The SOP is typically established during the initial site survey and marked with a nail, paint mark, peg, or permanent bolt set into concrete or rock. Its location is chosen for visibility and accessibility throughout the build, often at ground level or on an immovable object like a boundary stone or the nearest existing structure. The surveyor records its exact coordinates using theodolite, GPS, or total station, and these coordinates are documented in the contract drawings so that any subsequent surveyor can relocate it if needed.

Setting out the building

Once the SOP is established, the surveyor uses it to set out building lines, footing positions, and critical heights. A laser level or dumpy level is sighted on the SOP to create a horizontal reference plane; a theodolite or transit is oriented to it to establish true bearings and angles. Foundation trenches, pile positions, and column centerlines are all pegged out from this single point. Any error in the SOP transfers through the entire structure, so its location and elevation are checked and signed off before excavation begins.

Disputes and construction delays often trace back to a damaged, lost, or misidentified SOP. A bump with a dumper truck or a site tidy-up can obliterate the mark, leaving crews unable to verify what they have built or what comes next. For this reason, backup SOPs are sometimes set up away from the main working area, and coordinates are triple-checked on site. On large projects, the SOP is sometimes protected within a locked survey hut or marked with a warning notice.

The terminology is predominantly British and Commonwealth; North American practice more often uses terms such as benchmark (for vertical reference) or control point (for horizontal). However, the function is identical across all building traditions.
