A crawl space is the gap between the ground and the underside of a building's first floor, typically between 1 and 3 feet high. It exists to keep wooden joists and floor structures clear of soil moisture while providing room to run pipes, electrical conduit, HVAC ducts, and telecommunications cable. A person must crawl on hands and knees to move through it, hence the name. Crawl spaces are common in houses and light commercial buildings built on piers or short concrete foundation walls, as distinct from full basements or concrete slabs poured directly on grade.

The distinction between crawl space types hinges on whether it is vented or encapsulated. Vented crawl spaces have openings near the perimeter foundation to allow air circulation; conventional practice calls for one square foot of opening per 150 square feet of crawl space area, distributed across opposing sides for cross-flow. Encapsulated crawl spaces use polyethylene sheeting or rigid barriers to isolate the soil, often paired with a dehumidifier and perimeter drainage, reducing moisture ingress that can rot joists and breed mold.

Access occurs via a hatch in the floor, typically 2 feet by 3 feet, sometimes larger in industrial settings. The hatch frame is sealed with weatherstripping or a hinged door to limit heat loss and pest entry. Some buildings add removable framing or plywood access panels set into the rim joist itself. Larger facilities may have multiple access points, and building codes typically mandate at least one opening no smaller than 18 inches by 24 inches.

Problems and maintenance

Crawl spaces accumulate moisture from ground seepage and condensation. If relative humidity exceeds 60 percent for extended periods, fungal decay accelerates in wood framing and insulation. Standing water, poor drainage, or plumbing leaks compound the issue. Proper grading around the foundation perimeter and functioning gutters and downspouts push water away; a sump pump may be needed in low-lying areas. Settling and lateral soil pressure can also crack the foundation wall that forms the crawl space boundary.

Rodents and insects exploit crawl spaces because they offer shelter, darkness, and proximity to food sources above. Sealing penetrations around pipes, cables, and ducts with foam sealant or hardware cloth is essential. Periodic inspection of utility lines, especially older cast iron drain pipes prone to root infiltration and corrosion, prevents failures that flood the space. Insulation in crawl spaces must be protected from moisture and pests; closed-cell foam or rigid boards are more durable than fiberglass batts in humid conditions.
