Frame up: build the skeleton before the skin

To frame up a building is to assemble and erect the primary structural skeleton, typically wooden studs, joists, and rafters, before any exterior sheathing, roofing material, or internal finishes go on. This is the stage where the building gains its shape and basic load-bearing geometry. The frame is what stands between the foundation and the finished structure, and once framed, a building is recognizable as a building even though it is still open to weather.

The work itself involves setting vertical wall studs (usually 2x4 or 2x6 lumber in residential work) on a sole plate, connecting them with top plates, then installing floor joists and roof rafters or trusses according to a framing plan. Spacing is typically 16 inches on center for residential framing, though 24 inches is common in some regions and conditions. Bracing and blocking is added for lateral stability and to anchor utilities later. The entire operation requires coordination: the foundation must be ready, materials must be delivered and staged, and the crew must work as a unit to raise walls and set roof members safely.

Common problems emerge during and after framing. Lumber that is wet or warped will cause walls to go out of plumb, creating visible angles in walls and making door and window installation difficult. Inadequate bracing during erection risks collapse if wind loads are encountered while the frame is incomplete. Once the frame is up but before sheathing closes it, a heavy rain can soak framing members; if not dried promptly, they can rot or encourage mold growth before the interior is ever occupied. Improper nailing or fastening connections will cause movement and squeaking floors later.

The term "frame up" specifically refers to erection of the structural frame itself, which is distinct from other stages: setting the foundation (concrete work), closing in the exterior (sheathing and roofing), and finishing the interior (drywall, flooring, fixtures). In commercial or multi-story construction, framing may involve steel I-beams or concrete in place of wood, but the conceptual work is the same, creating the primary load path before secondary systems attach.

Speed at framing up affects the entire schedule downstream. If the frame is delayed, interior trades cannot start roughing in electrical, plumbing, and HVAC systems, which cannot begin until walls and ceilings are defined. Weather protection also becomes urgent once framing is complete, so roof sheathing and waterproofing typically follow immediately. The quality and accuracy of framing work is the foundation (literally) for everything that follows, making it one of the most critical stages in construction.
