The line on plan to which a structure is to be built, usually ignoring any small irregularities of the building material.

neatline: the theoretical perfect edge of a building

A neatline is the crisp boundary drawn on architectural plans to show where a building's face or edge should sit, independent of how materials actually perform in practice. It represents the designer's intent: a straight wall at precisely 90 degrees, a clean corner, a regular perimeter. When you build to the neatline, you are building to the plan, not to the wobble in your bricks or the variation in your stone.

In practice, the neatline serves as the reference for setting out (pegging out) a building on site. Surveyors establish the neatline positions using theodolites or laser levels before construction begins. Bricklayers, stonemasons and carpenters then work to that line, even though individual units of material are never perfectly rectangular. A brick is nominally 225mm long, but actual lengths vary by 1 to 2mm depending on firing; the neatline ignores this scatter and assumes the finished wall sits exactly where the line says it should.

Tolerances and the neatline

Building Regulations and British Standards allow specified deviations from the neatline, typically plus or minus 10mm over 1 metre for walls in masonry construction, or tighter for structural steel frames. The neatline is not a tolerance; it is the target. Tolerances define how far off the neatline you are permitted to drift before the work is deemed defective. Controlling to the neatline requires care in bedding, plumb and level, and honest measurement. Poor setting out (building too far from the neatline from the start) wastes material and invites rework.

The term appears chiefly in the context of masonry, concrete and timber framing. It is less used in curtain walling or prefabrication, where the neatline is baked into the factory-made panel. It is essential in setting-out drawings and is always marked clearly on plans given to site foremen, who must ensure pegs, string lines and laser marks match the neatline before work begins.

Confusion arises when site dimensions are taken from the actual built edge (where irregularities sit) rather than from the neatline. This leads to cascading errors in subsequent trades. A painter or joinery installer measuring off a slightly skew wall will produce work that does not fit the neatline, creating gaps or misaligned finishes. The neatline is the control; everything else follows it.
