Single-ply membrane: one continuous sheet waterproofing the roof

A single-ply membrane is a factory-manufactured sheet, typically 45 to 90 mils thick, laid as a single continuous layer across a roof deck to prevent water penetration. Unlike built-up roofing (which laminates gravel and tar in multiple layers) or composite systems, the entire waterproofing job depends on one uninterrupted material. This demands attention to seaming, overlap, and penetration details that traditional multi-ply systems mask through redundancy.

Three material families dominate the market: EPDM (ethylene propylene diene monomer), a synthetic rubber offering flexibility and UV resistance; PVC (polyvinyl chloride), a rigid plastic with strong chemical and flame resistance; and TPO (thermoplastic polyolefin), a newer material bridging EPDM and PVC properties. Each performs differently under thermal cycling, foot traffic, and exposure. EPDM seams are joined with adhesive; PVC and TPO use heat welding. The choice depends on building use, climate, and budget.

Installation begins with substrate preparation and typically includes a loose-laid membrane ballasted with stones or pavers, or fully adhered to the deck with liquid adhesive or mechanical fasteners. Penetrations for pipes, ducts, and equipment require flashing details that must remain flexible across decades of temperature swings. A failed weld or puncture from a service call can compromise the entire roof system, since there is no hidden layer to catch water that breaches the primary membrane.

Why single-ply matters in practice

Single-ply systems cost less to install than built-up roofing and require fewer materials and labor hours. They also reach their full waterproofing performance the day they are installed, rather than curing over time. However, this speed shifts risk: poor workmanship is immediately exposed by leaks, and warranty claims depend heavily on QA during seaming and flashing. A trained crew and careful inspection are not optional extras.

Service life typically reaches 20 to 30 years under normal conditions, though membrane degradation, seam failure, and UV exposure vary by material and climate. Repairs to single-ply roofs are simpler and cheaper than repairs to built-up systems, because the single layer is accessible and patches bond reliably. This advantage offsets some of the vulnerability to installation defects, and explains why single-ply dominates low-slope commercial roofing in North America.
