repointing: replacing failed mortar before the wall fails
Repointing is the removal and replacement of mortar from the joints between bricks, stone, or other masonry units. Unlike tuckpointing, which is a cosmetic finish applied over existing mortar, repointing excavates the joint to its full depth, typically 2.5 to 3 times the joint width, and packs it with new mortar. This is structural maintenance: old mortar degrades faster than the units it binds, and when joints fail, water penetrates the wall assembly, freezing and thawing cycles accelerate damage, and structural integrity is compromised.
The depth of excavation matters significantly. Mortar should be removed to at least 25 mm, preferably 30 mm, depending on joint width and historical practice. Shallow repointing, sometimes called "gutter pointing," is false economy: it leaves a layer of failed mortar behind that continues to deteriorate. The new mortar must also match the original in composition and strength. Modern high-strength Portland cement mortars are often too hard for historic masonry; they can crack the surrounding stone or brick. Lime mortars, natural cements, or specially formulated mixes that match the original are preferred for older buildings.
Hand repointing is labour-intensive but remains the standard for quality work. Compressed air tools speed joint preparation, but hammers and chisels still dominate application in sensitive buildings. Mechanical repointing machines exist for large, uniform surfaces, particularly in industrial or factory contexts, but they risk damaging irregular or soft masonry. The mortar is pressed firmly into place, compressed in layers, and finished flush or slightly recessed depending on the wall's profile and exposure.
Timing and decay patterns
Vertical joints and the mortar bed beneath horizontal coursing fail first because they shed water less effectively. South and west facing elevations deteriorate faster due to freeze-thaw cycles and sun exposure. Inspection should look for mortar that crumbles easily, joints wider than 6 mm, or hairline cracks in mortar separate from the units. Repointing is preventive maintenance when done early; delayed repointing invites spalling of masonry units and structural movement.
Cost and scope vary enormously with height, access, building condition, and mortar matching. Scaffolding often exceeds the mortar cost itself on tall buildings. Historical significance often requires lime mortar analysis and sourcing, which adds time and expense but protects the asset long-term. Repointing is cyclical maintenance; properly executed it may extend 50 to 100 years depending on mortar type, climate, and the quality of the original construction.
